After all, the winters are getting longer, and I am not getting any younger. So off to Port Charlotte I went. As a real estate professional, after two days of extensive tours of Port Charlotte, and seeing all the hustle-bustle of new construction and Charlotte County growth plans for the immediate territory, I knew this was a huge opportunity. I liked it so much that I bought a building lot for my family. You may wonder where the skeptic in me disappeared, and my only answer is, "seeing is believing." There are lots, and there are lots, and Port Charlotte is where I want my money. The first day, we spent several hours touring Charlotte Harbor, the Myakka River and several residential canals to get an understanding of the ongoing construction of all types of real estate. Afterwards, we studied maps and conceptual drawings of what Charlotte County has planned. In my mind, the most significant event taking place is the investment being made by Charlotte County. They are opening up 1,100 acres of land for a multi-faceted new town center, combining shopping facilities, government and banking facilities, and specialized residential and recreational facilities into a modern metropolis called Murdock Village. On the second day, we toured, by auto, neighborhoods that abut Murdock Village and elsewhere. Apparently, several years ago, a national developer had purchased raw land within the county and received permission to build roads leading to thousands of building lots. Unfortunately, the developer over-estimated demand for lots and, after completing most of the infrastructure, ceased doing business. The neighborhoods remained dormant for years. It would still remain that way, if it was not for the soon to arrive baby-boomers and the foresight of Charlotte County. By taking this bold step, the County has given substance to the expression, "build it and they will come." Who would not want to live in a brand new home, in a brand new neighborhood, abutting a brand new town, within a county that understands the importance of future planning? Add to that the nearby Gulf of Mexico, the beaches of Englewood and Boca Grande, plentiful boating and world famous Tarpon fishing, closeness to Fort Myers and Sarasota Airports, restaurants with friendly people -- and a building lot for under $20,000, and you can understand why I chose Port Charlotte for future retirement. Yes, you read the above correctly; we paid less than $50,000 for a great lot that will fit my familys lifestyle, without having to even think about selling our New Jersey home. More importantly, the only closing cost we had to pay was the prorated real estate taxes. The company paid for everything else, even title insurance.
