A truly beautiful farm with a good sized house for renovation. This property is ideally situated with it being very private but close to a village and only about 5 minutes from a town. The cities of Viseu and Seia are only both 22km away in opposite directions providing the complete spectra of amenites one could need. Every now and then a very special property comes up for sale. This is one of those gems, hidden in the forests not more than 3km from the city of Oliveira do Hospital. This would make a fantastic equestrian property for its space, grazing, water and endless dirt tracks through forests where one could ride. Also one of the buildings could be restored into stables. The property has 4 land registry numbers,one of 4.7ha and which has two buildings to be renovated. Another is 1.5ha and has an interesting old habitation house plus brick shed both to be renovated and adjoining this another 2 smaller parcels of about 1000m² each. The vegetation is made up of forested areas, some parts pine trees and others more open fairy-tale-type forest with giant chestnut and oak trees. In general the land is very well maintained and clean with very little brambles. As the land descends very gently the bottom part is made up of beautiful green and lush grassy fields all lined with very many big old apple trees and some pears, loquats and cherry. The very best thing about this property is the water! It has amazingly abundant water and I lost track of the number of watermines I photographed. I think there were 5 and besides those there were at least 8 wells and quite a few springs with water basins. Also a stream with a bridge made of am old door! This for the sheep to pass over when they think the grass is greener on the other side. There are two ways in to this property, one though a good dirt track though the forests and the other via a tarred road and about 20m of gravel track to arrive at the old habitation house. This is one of those special places one finds on the rare occasion! In real life better than the photos as it is hard to get a good shot from a distance through the overgrowth. Located only 4km from Oliveira do Hospital it is nevertheless as tranquil as one could ever find and completely private into the bargain, with fantastic mountain views and surrounded by mature pine forest as weel as a flat cultivated part near the buildings There exist 2 south-facing ruins with optimal solar exposure. The one in front, which is a level lower down than the bigger house is basically 2 storeys of one room of each (estimated about 20m²). The roof of this ruin is gone but the walls are fine. This was probably used as a shed/storage house. The other house above (which was obviously a habitation once) consists of 2 storeys with on the top floor the orignal living room/kitchen plus 2 bedrooms and on the lower floor one big space which must have been the wine cellar and where the harvest was stored, with perhaps even a space for the sheep. Attached to the house on this floor is a separate room which might have been the wood store. The whole house is securely founded on granite rock and has a giant feature granite boulder forming part of the front wall. These buildings, as a group, have great potential to be turned into a very interesting home due to the way they are designed and their position. If enlarging the house is allowed one could join the two buildings into a very unusual home. The land covers an area of 8000m² on paper but it is thought to be more and which is nearly always the case in Portugal. It is a very romantic property with two entrances through the forest. The trees are fat and healthy and the owner has been thinking of having them cut and was offered 4000€ for them. I advised her not to do so as I am sure someone out there (you?) will fall in love with the land for its natural beauty. Whoever buys this land could thus still have some trees cut which would reduce the already cheap price! One point that needs to be mentioned is that the forested part of the land is sloping and thus no good for agriculture as it is. The lower part of the quinta in front of the house and south facing) has a few wide terraces down to meet up with the stream, which is the border. There is an olive grove here and around the houses the land is flattish and there are some olive trees plus various fruit trees, chestnuts and oaks. There are 2 wells providing water. The area has much to offer being close to the Serra da Estela for skiing and walking as well as the river Alva with its many river beaches and picnic spots. The Roman ruins are a stone´s throw away and for shopping the big cities of Viseu, Coimbra, Guarda and Covilha are equidistant. All in all this is definitely a special quinta and in my opinion a good investment. One can renovate such houses for anything between 20.000€ and 40.000€ depending on the level of luxury one desires and this one renovated would not be hard to resell due to its magic location and layout!
