Sitzler Pty Ltd has been selected by the Northern Territory Government to develop the old Wirrina Flats site as part of a plan to reinvigorate the Parap Road precinct. The new development will be called Village@Parap. This is the first mixed public and private unit development in the Northern Territory and will provide quality housing in an inner urban setting, close to public transport, shops, schools and sporting facilities The project will create an attractive inner urban living option for affordable housing tenants, first home buyers, young professionals and active seniors. Subject to approval by the Government, work is expected to start towards the end of the Dry Season this year. The units are to be completed by the end of June 2012. How many units will be on the site? The site previously hosted a three-storey public housing block of 62 flats, a house and six town houses. These will be replaced by 100 one, two and three bedroom units in four-storey buildings. There will 35 affordable units for rent under a new Affordable Rental Housing Company There will be 10 units for active seniors. The balance will be sold privately. The land currently is zoned medium density with a maximum building height of four storeys. What will the units look like? The development will be attractively landscaped, with generous outdoor living areas and a heavy focus on pedestrian links to the nearby shops. Existing trees and vegetation on the site will be retained as much as possible. The complex will aim to meet 6-star energy ratings with tropical design that draws on thermal insulation, cross ventilation and shade to provide cool energy-efficient living. Basement car parking will free up public space in the centre of the complex for a barbeque area and children's playground, with pedestrian entrances from Parap Road, Gregory Street and Drysdale Street to secure lobbies. Each unit will have 2 basement car parks. There will also be an additional 20 on-site visitor parking spaces. The buildings will be only one apartment deep to encourage breezes and reduce density. Size and cost of the units The units will be a mix of one, two and three bedroom units. The likely floor space of the units will be: One bedroom: 55 to 57 metres internal and balconies of 20 to 25 square metres Two bedroom: 75 to 80 metres internal and balconies of 20 to 30 square metres Three bedroom: 95 to 97 metres internal and balconies of 25 to 30 square metres.
