In the centre of Delettes village, just 45 minutes from Calais, The Farmhouse, barns and Old House, enclose the sides of a courtyard and create a huge private suntrap area. There is a large garden and a sheltered, secure and heated swimming pool.Everyone comments on how peaceful and relaxing the Farmhouse and surrounding courtyard and garden can be, but if you are feeling energetic there is no shortage of things to in the house and garden or in the surrounding area, whatever the time of year. Some people rarely venture out of the Farmhouse, preferring to stay put and chill in the house, courtyard or garden. Nevertheless, if you want a change from its delights there is an extensive range of guidebooks for the region in the games room and a ?House Book? (which is actually a lever arch file) bulging with ideas for things to do and places to visitThe village Delettes village has a village tennis court (open in the summer only) and boules court opposite the house by the river. The local country roads and tracks across the fields are excellent for walking (or cycling if you take your own bicycles). The surrounding countryside is lovely, with a rolling landscape and a seemingly endless sky. There are sweeping views from the top of the hills across valleys. If anyone ever told you that Pas de Calais is flat and boring you will soon discover how wrong they were as you toil your way up the hill out of the village! The local tourist board has developed a network of marked paths following farm tracks and circular routes walking (and cycling) at all levels of ability. There are guidebooks and maps for these in the farmhouse. Our local church, rebuilt in 1646, has recently been restored and is well worth a visit. Services are irregular, as Delettes shares a priest with other villages, so check with our housekeeper, Anne-Marie Bruge, if you would like to worship there. There are two bars in the village, both of which welcome our visitors. The one nearer the house, which is also a tabac, usually has a poster showing upcoming events in the area.Local TownsSt Omer is the local cathedral city. Do not be put off by the hideous new multiplex cinema, by the market square, as the rest of this small city has a wealth of 18th and 19th century buildings in cobbled winding streets, small squares and alleyways, and wonderful roofscapes. The Sandelin regional museum is well worth a visit, as is the cathedral. Look out for the altar to St Erkembode, local patron saint of feet, the astrological clock and the bas-relief of Mary feeding Jesus with a cat sitting at her feet, which is not only very pretty but a very early example of the genre. There is an excellent food market on Saturday morning with regional food including food to take away and lots of clothes and shoe shops to browse. In summer there are boat trips on the waterways of Clairmarais (a sort of agricultural Venice - you will see its produce in St Omer market) which wind between market gardens and little houses which can only be reached by boat, and the preserved enormous barge lift on the Canal de L'AA to look at. There is a preserved railway line that also serves La Coupole rocket museum.Aire Sur la Lys also has some fine medieval buildings and a Friday market. Lille is about 1 hour away and well worth a visit. Because of its history Northern France has a number of fortified towns. The walled town of Montrieul-sur-Mer (of ?Les Miserables? fame) is on the way to Le Touquet and has excellent restaurants and the walled and moated town at Bergues is north of St Omer. The fortress at Gravelines on the coast is worth a visit as is Nausica in Boulogne and Old Boulogne town.To the north is Cassel, where the grand old Duke of York, of nursery rhyme fame, marched his 10,000 men up and down again on the way back from his Flanders campaign. An old Roman strong point it has magnificent views in all directions, and was Marshall Foch's HQ in the First World War and is on a route to the Western Front at Ypres (60 minutes away).Battlefields and museumsWe are situated in the cockpit of European history. For those interested in or with children studying the First World War, the Western Front is about 75 minutes away. The ?Flanders Fields? museum in the Cloth Hall at Ypres and the Last Post ceremony at 8pm every night at the Menin Gate are not to be missed nor is the cafe/museum at Sanctuary Wood and The Dugout experience at Passendale. To the South; Vimy Ridge with its tunnels and trench system and the Somme are about the same distance, with a superb new museum at Peronne and a new museum at the Thiepvil monument near Newfoundland memorial park. The Hundred Years War is well represented as Agincourt (now Azincourt) has a brand new visitor centre and museum about 30 minutes from the house and Crecy is about an hour away. Henry VIII fought ?The Battle of the Spurs? just up the road from the house (immortalised by the painting in Hampton Court Palace), and then unsuccessfully besieged what was then our local city of Thérouanne. Modern Thérouanne is our local town and has a museum. The old city, finally destroyed after the siege of 1553, is an archaeological site which can be visited. The Field of Cloth of Gold is near Ardres towards the coast. The Second World War is represented by a number of museums in the area including the spectacular rocket and history museum La Coupole at Wizernes, the V2 base at Eperlecques, the V3 super-gun memorial museum at Mimoyecques as well as the Atlantic Wall Museum near Cap Gris Nez. Dunkirk is about 60 minutes away via Cassel. The walled and fortified towns of old Boulogne, Montreuil Sur Mer, Bergues and Gravelines hark back to an earlier period. The old walled towns of Boulogne and Bergues are well worth a visit.BeachesThe ?Opal coast? between Calais and Boulogne and stretching down to Le Touquet is renowned for its beautiful light with pretty beaches and coves and its miles of sandy beaches. Le Touquet is the best known resort, with magnificent white sand beaches, which are also used for sand yachting, and a lively esplanade with a tide that goes out to the horizon. There is also stylish Wimereux and the resort of Wissant, where you can sit on the beach and watch the boats dodge each other in the English Channel as well as smaller village resorts. To the south and across the Somme estuary just into Normandy is the pretty seaside town of St Valery sur Somme from where William the Conqueror set sail to England and Henry V passed through on his way to Calais eventually via Agincourt. On the Pas de Calais side of the estuary is Le Crotoy with its large bird sanctuary and nature reserve.Walking & cyclingBetween the farmhouse and the coast there are over 40 marked walking and cycle paths. These vary in length from a few kilometers in length to longer ones. All are circular and are listed in the various walking guides in the farmhouse. There a number of marked paths and off road walks of varying length around Delettes giving great views across the valley and the surrounding countryside. EatingThere are endless possibilities for good eating. Because there is not a very strong regional cuisine our local restaurants experiment with the numerous fresh ingredients available to them in the local region and turn out some excellent cooking at prices to suit all tastes. The Farmhouse reference book has lots of suggestions and comments on local eating and restaurants.Go-kartingFor older children, and their parents, who need some action there is an indoor grand prix Go Kart track on the other side of St Omer at St Martin-au-Laert, which has a great circuit and a bar/café area from where you can see the whole circuit from behind a glass panel. There is also a bowling alley there as well. It is really good value with special offers midweek.GolfSerious golfers will know that there are several golf courses on the coast at Le Touquet and Hardelot, but there are also a number inland from the coast, and a local one at St Omer. There is a golf course guide in the House Book. Only a few are heavily used and all welcome visitors. RidingThere are riding schools and stables in the area about 10 miles away at Verchocq.ShoppingThere is a wonderful local market in St. Omer on Saturday morning where you can buy cooked food to take away as well as cheeses, pate, meat, vegetables etc. and a smaller market on Friday morning at Aire sur la Lys. The clothes and shoe shops in St. Omer are worth a visit. The Auchan hypermarket, with a wide stock of wine and food, particularly seafood landed at Boulogne ? one of the biggest fishing ports on the Atlantic coast - is also known for its cheeses (with a great selection of local regional farm cheeses), is 20 minutes away and there is a Decathlon sports store in the same complex. There is a very good local supermarket in Thérouanne 5-10 minutes away open from 8am - 8pm (Sundays 8am - 1pm) which stocks most of what you might need to buy. There are also several butchers with prepared food and bakers in town and a cash point as well as an excellent farm butcher in the village..Swimming poolsApart from our own heated pool if you are looking for something bigger then there are indoor and outdoor pools in St. Omer, and another indoor pool at Lumbres. There are two indoor water parks within 45 minutes of the farmhouse: Aqualud Centre at Le Touquet, which has a wave machine, waterfall rapids, and an outdoor water park open in summer and a smaller one at Agora in Berck sur Mer.TennisIf the village tennis court if not open, or not up to your standard, there are good public tennis courts at Aire Sur La Lys and indoor courts at St. Omer at St Martin au Laert.Theme parksFor younger children there is a small theme park at Dennebroucq, Parc Dennlys, which is 10 minutes from the house. There are several theme parks in the region: Bagatelle at Stella Plage is less than an hour away and Parc Asterix, a real favourite with our children, is about 90 minutes away towards Paris. Disneyland Europe is about two hours away. The final question is ? how long were you thinking of staying to enjoy some or all of that lot?Seasonal Price List Title Period Price January/February 01/01/2012 to 31/03/2012 GBP 560.00 Per Week March /April 01/03/2012 to 30/04/2012 GBP 700.00 Per Week May/June 01/05/2011 to 01/07/2011 GBP 770.00 Per Week July/August 01/07/2011 to 01/09/2011 GBP 840.00 Per Week September/October 01/09/2011 to 01/11/2011 GBP 770.00 Per Week November/December 01/11/2011 to 31/12/2011 GBP 630.00 Per Week May/June 01/05/2012 to 30/06/2011 GBP 770.00 Per Week July/August 01/07/2012 to 31/08/2012 GBP 840.00 Per Week September/October 01/09/2012 to 31/10/2012 GBP 770.00 Per Week November/December 01/11/2012 to 31/12/2012 GBP 630.00 Per Week

73 ACRE IRRIGATED RANCHETTE This is a fully irrigated ranchette, which will support close to 40 AU. The present owners have 14 horses and 17 cows. The alfalfa field is only in its second year and the first 18 acres field has been freshly planted with grass. All irrigation is done with gated pipe, which makes it much easier than having open ditches! Take a look at those cows, don't they look stunning? They bought these cows eight months ago as scraggly and skinny range cows. However, they all had their calves, and are now healthy and almost fat, not a single calf was lost. Amazing what good grass and water will do. There is a strong well by the house. We don't know how much water it pumps per minute, but sometimes they forget to shut off the sprinkler for the yard, running it all night, and so far they were never able to run it dry. The little creek behind the house runs year round and forms two ponds at the south end of the property. Actually this would make a nice homesite there among the trees overlooking the ponds! The ranch is well fenced and cross fenced with 5 strands of barb and smooth wire. There is a 64' x 32' pole barn with horse stalls and a loft. Outside are several corrals, but the best part is the wooden round pen, you can see a photo of it at the lower left. If you would like to buy a horse, most of them can be bought for just $ 1,200! The water charges per year are about $ 1,500 and the annual taxes run around $ 750. The present home is a Champion Lancer 514 with a covered enclosed porch on two sides, which insulates the home extremely well. Even in 100 degree weather it keeps the home cool without air-conditioning. There are fans in the sunroom dissipating the heat. Of course in winter it keeps the home warm and easy to heat. The home has three bedrooms and two baths in 1,232sqft. The wrap around porch is another 640sqft. The kitchen features a dishwasher and gas range. An RO unit under the sink provides drinking water. Right as you come in there is a mudroom with a new Bosch washer and dryer, which will both convey. There is also a small pantry. Natural gas at the property provides heating via a forced air unit. Improvements include: 32' x 64' pole barn built in 2001 with 3 stalls, 1 foaling box and a loft. 48' diameter Round Pen - with a tapered wooden rail fence Mfg. home (new cost $ 76,000) was built in 1995 with 3bdr/2baths, about 1,230 sqft. It features a natural gas range, dishwasher, washer, dryer, water filtering system. Good well and septic Irrigated Pastures fenced as follows: 18 acres 2x 3 acres 20 acres Hay 20 acres with orchard grass 3x 2.5 acres dry lot 2 acres The Pryor Mountains to the North East and the Big Horns to the South East make a beautiful backdrop for this little farm. From here it is only an hour to the old western town of Cody (Yellowstone Park Entrance), one hour to Red Lodge for skiing and one hour to Billings for shopping (no sales tax). Wyoming does not

Stone house under a slate roof in need of complete renovation and having the potential to create living space at both ground floor and first floor levels. This property will present its challenges but, as a project, it has key benefits in that it is not too big and the land (1/4 acre approx) that comes with it is flat, well marked out and easy to maintain. The roof will need to be subject either to significant repair or complete replacement and the property will also require the installation of a new septic tank for waste treatment. However, water and electricity are already on site as this property was previously inhabited in the distant past. Its overall position is really very good as it fronts a quiet country road (giving easy access to neighbouring villages etc), has a neighbouring property about 300 metres away and has some beautiful 360 degree views of the surrounding countryside. If a renovation interests you, then put this on your list. The price is right but the vendors will negotiate further with serious interested parties ready to buy.
