The InvestmentThe price is an average of 9,741 per square metre for the freehold interest in a fully fitted and furnished suite or room and an investor owns a pro rata share of the common parts of the hotel. This compares favourably with prices of similar standard developments in Courchevel (up to 20,000 per square metre) and Val DIsere (up to 15,000 per square metre). One of the main attractions of this investment is the prospect for significant capital gain with high demand from both domestic and international investors for properties in this part of the French Alps. This is further underpinned by the fact that the regional authorities have imposed a cap on the number of beds that each village can build, thus limiting the supply of new product to the market. According to a study produced by the Association of Notaires (who handle all conveyancing in France) prices in the neighbouring resorts of Courchevel and Meribel went up by 146% in the period from 1998-2004, whilst prices in Val DIsere went up by a staggering 179%. These increases have been mirrored in La Plagne and Les Arcs, which make up the Paradiski area. A more recent report shows prices in Paradiski increasing by 88% over the past four years. The developer is based in the UK and this is their second project in the area; the first project was the construction of six luxury chalets in Les Arcs, which is also part of the Paradiski area.
